Residential rates
For houses and apartments. Price shown is labor. Materials are extra. The bill after the visit is the minimum hours or the actual hours, whichever is greater.
Basic Help · $65.00/hr · 2 hr minimum · billed after the visit
- Furniture assembly. Chairs, beds, dressers, and larger pieces. Billed by the hour.
- Moving help / heavy lifting. Loading, unloading, and rearranging.
- Yard work. Cleanup and basic yard tasks.
- Pressure washing. Hourly washing. You supply the water.
- Junk haul prep. Sorting and staging. Haul-away is separate.
Handyman · $85.00/hr · 2 hr minimum · billed after the visit
- Repairs and punch lists. Small fixes around the house.
- Mounting shelves, mirrors, art, curtains. Not a TV mount. TV sizes are flat-rate.
- Drywall patch and touch-up paint. Small patches. Larger areas are carpentry.
- Caulking. Wet-area caulk and touch-up.
- Door hardware and adjustments. Hinges, latches, and sticking doors.
- Weatherstripping. Doors and windows.
- Battery and plug-in smart locks and doorbells. Battery or plug-in only. No in-wall wiring.
- Appliance Installation. Washers, dryers, dishwashers, fridge and ice-maker water lines, range hoods, and similar swap-ins. Install and connect to existing water, drain, and outlet hookups only (no gas). No new plumbing lines and no new electrical circuits or wiring. Parts extra.
Skilled Carpentry · $95.00/hr · 3 hr minimum · billed after the visit
- Door, window, and trim. Carpentry repair and install.
- Deck and fence repair. Boards, rails, and posts.
- Flooring. LVP and laminate repair or install.
- Larger drywall and paint. More than a small patch.
- Cabinet install. Set and fasten cabinets.
Furniture assembly is hourly only, on Basic Help at $65.00 an hour. There is no per-piece price.
TV mounting
Your bracket, on drywall with studs. One TV per booking. The card is saved at booking and the price is billed after the visit. Price shown is labor. Materials are extra.

No plumbing. No electrical. No outlet relocation, including moving an outlet for a TV. Kim is a general contractor only.
How a visit is booked
- Pick the work and a window. Monday–Saturday, Pacific time. You do not create an account.
- Save a card to hold the time. Nothing is charged then. Remodel and tile is a request, with no card and no charge.
- Kim closes the job. Actual hours, materials at receipt cost plus 15%, tax, and an optional tip are billed to the saved card. The amount already paid is credited.
- Cancellation. Free cancellation until 24 hours before the visit. Nothing is charged automatically for a cancellation or a no-show. If a payment was already collected, any refund is handled by TJ Construction and is not issued automatically.
